Center for Rural Affairs: Wind farms don’t affect property values

Study shows no correlation between wind energy projects and nearby property values

Two years ago, local businessman Alan Blum and Jeff Hammond of Tradewinds Energy announced a wind energy project in Emmet and Dickinson Counties which has been in the work for a decade. While a delay in the queue of MISO 's electric grid has delayed some parts of the project, Hammond said, "Nothing's delayed on our end. We continue to lease and look forward to developing the RedRock project."

The Center for Rural Affairs reported, "Wind energy has paid off for rural areas. Whether it be new employment opportunities, additional revenue for counties, or direct payments to landowners, rural communities have received significant benefits."

Several studies have examined how wind farms may affect property values, including one by Lawrence Berkeley National Laboratory that used data from the sale of more than 50,000 homes in 27 counties located in nine different states.

Every home was within 10 miles of wind projects, including 1,198 sales within one mile and 331 within a half mile.

The study also collected data from before a project breaks ground: the post-announcement, pre-construction period and during operation.

What Lawrence Berkeley National Laboratory found was no evidence of an effect on prices of homes in proximity to wind turbines.

The Center for Rural Affairs said, "While wind farms appear to have no notable effect on property values, siting remains an important piece of wind energy development. Developers, along with county and community officials, must identify ways to address concerns and mitigate impacts from new development, while allowing landowners to host wind turbines, if they choose to."
